SUMMARY:

The multi story brick building in the historic Back Bay, originally an elementary school, was converted into condominiums around the early 1980’s. The conversion of this beautiful building included the addition of new skylights and other roof reconfigurations to provide units with private balconies. These additional penetrations and changes in the existing slate, shingles, and EPDM roofs became problematic.  CCA was retained to investigate problems including water intrusion, determine the performance of the gutters and downspout system as well as determine the serviceability of the existing dormers and aging windows.
