SUMMARY:

The building owners of this five-story, mid-rise, one hundred-fifteen-unit apartment building in Portland Oregon, claimed multiple defects causing water intrusion and damage. The building was completed in 1997 with several repairs made over time. Defective stucco installation was the major claim. CCA investigated the stucco installation as well as other building exterior components that could potentially contribute to water intrusion. Sheathing, window installation, wood trim and wood panel installation were examined with the determination that the major point of moisture entry was through the windows and their surrounding trim. Based on these findings, CCA prepared a reasonable cost estimate for use by the parties in resolving this claim matter.
